Elevation Certificates

There are situations when a new elevation certification is required. these are some but not all:

  • If you are making noteworthy structural changes on the property

  • If there is no certification file due to the FIRM maps  not being drawn or in force the last time the property was sold.

  • If the FIRM maps have been recently changed to include your property, now that you property is in a flood plain it would need to have any structures elevation certfied

  • If you think that your property’s flood rating might change, and you want to request a letter of map amendment (LOMA) to change its status (This can lower your flood insurance premiam)

If you’re being asked for elevation certification by a lender it’s important to have precise results so you can minimize risk as well as to keep your insurance premiums as low as possible.
